Real Estate Partner Jason Gorczynski was featured in an ABC7 Chicago article on the latest proposals for a new Chicago Bears (Bears) stadium in Arlington Heights, IL, amid negotiations over legislation to keep the team in Illinois, how the proposed deal would be structured, its property tax implications and the timeline for Illinois lawmakers to act.
Jason discussed the plan under consideration, which would create a stadium authority to own the new facility. The Bears would pay to build the stadium on land the team already owns in the northwest suburb. "So, what has been proposed and what they're contemplating now is absolutely common across all of the professional sports industry," Jason said, adding that the structure typically involves public ownership of the real estate. "What ends up happening is you will have the real estate owned by a created sports authority, and then that sports authority will end up leasing it back to the team."
The article noted that a lease could be structured to give the Bears the same financial benefits as owning the stadium outright, with the team still paying property taxes on any surrounding development. Industry observers also stressed that the timeline is short. They pointed to the end of Illinois' fall veto session on December 3 as the key deadline, given Indiana's competing offer for a stadium in Hammond.
